 An Overview of How I Assist You Through the Home Purchase Process:

 

1.) Consultation 

Determining your wants and needs for your next home.  At this time I will assist you with a pre-approval letter.

2.) Property List

I will narrow your search to the appropriate homes. My extensive knowledge of the neighborhood enables me to provide you with an appropriate catalogue of available homes.

3.) Showings

After reviewing the list of properties, we will discuss your favorites and I make appointments for showings around your schedule.

4.) Offers

Once a home is chosen, I will guide you to put together an offer. My office's in-house Wells Fargo mortgage banker can assist you with a pre-qualification letter to accompany the offer if you are planning on procuring a home loan.

5.) Negotiations

I will present the offer to the seller and Realtor and negotiations will ensue. If terms are agreed, I will recommend a choice of qualified real estate attorneys so we can enter attorney review. If an agreement is not reached, we will continue the search for a perfect home match.

6.) Attorney Review

Attorney Review is generally a 3-7 day process where both the Sellers' and Buyers' attornies review the contract. At this time I can supply you with a list of thorough home inspectors for after the completion of attorney review.

7.) Inspection

Specified in the contract is a time period at which you can have a home inspection. Generally, the time period is within ten days of the end of attorney review. From my past experience I can recommend you a qualified and thorough inspector. A full service inspection includes investigation of :

  • The General Exterior: siding, trim, decks/porches, drainage
  • Roof Area: roof coverings, flashings, gutters/downspouts
  • Attic Area: roof framing, insulation, ventilation
  • Basement Area: foundation, floor structure
  • Water Penetration
  • General Interior: doors, windows, walls, floors, & ceilings
  • Electrical System
  • Plumbing System
  • Heating System
  • Cooling System
  • Major Built-in Appliances
  • Radon, Carbon Monoxide, & Lead Paint
  • Termite & Wood Destroying Insects

8.) Prior to Closing

If the appropriate measures are taken to remediate any/all concerns from the inspection, we will prepare for the closing. The attorney will procure necessary documents, i.e. title & survey. I will keep close contact with the listing agent to make sure the deal remains together. Also, I can assist you with determining which professional movers to use, if any, and transferring the utilities into your names.

9.) Closing

At time of closing both realtors and attorneys meet with the sellers and the buyers to sign the necessary documents. After signing, transfer of title has occurred and the realtors receive their commission. Now it's time to celebrate!
